TERMS OF AGREEMENT

Terms and Conditions for Temporary Corporate Letting

1. Definitions

  • “We”, “Us”, “Our” refers to D-Joliba Properties.
  • “Client”, “You”, “Your” refers to the company or corporate entity entering into this agreement.
  • “Property” means the accommodation provided under this agreement.
  • “Agreement” means these Terms and Conditions, together with any Booking Confirmation.

2. Booking and Confirmation

  • All bookings must be made by an authorised representative of the company.
  • A booking is only confirmed once D-Joliba Properties issues a written confirmation and receives the required deposit and full payment.
  • Bookings are subject to availability and acceptance by D-Joliba Properties.

3. Duration of Stay

  • Temporary corporate lets are offered for a minimum of 1 day and a maximum of 12 months, unless otherwise agreed in writing.
  • The agreed check-in and check-out dates will be stated in your booking confirmation.
  • Extensions beyond 12 months must be renegotiated as a new agreement.

4. Payment Terms

  • Payment must be made in full prior to check-in unless otherwise agreed.
  • Payment of extra services must be made in full at the time on receipt of the booking confirmation. 
  • For registered clients, invoices must be settled within 30 days of check-out.
  • A refundable security deposit may be required and will be specified in your booking confirmation.
  • The deposit will be returned within 14 days of check-out, subject to deductions for damages, missing items, or breaches of these terms.

6. Cancellations and Amendments

  • Cancellations must be submitted in writing via email. The following charges apply:

a)- More than 30 days before arrival: Full refund.

b)- 30 to 14 days before arrival: 50% refund.

c)- Less than 7 days before arrival: No refund.

  • Changes to bookings (such as date changes or extensions) are subject to availability and may incur additional charges.

7. Use of Property

  • The property is to be used for residential accommodation for employees or associates of the Client only.
  • No parties, events, noises or unlawful activities are permitted.
  • Occupancy must not exceed the maximum capacity stated in the booking confirmation.
  • The Client is responsible for ensuring respectful behaviour and no nuisance to neighbours and the community.

8. Maintenance and Access

  • All maintenance issues must be reported to D-Joliba Properties as soon as possible.
  • We reserve the right to access the property for necessary inspections, repairs, or emergencies with reasonable notice.

9. Liability and Insurance

  • D-Joliba Properties is not liable for loss, theft, or damage to personal or company property.
  • Clients are encouraged to maintain adequate insurance for their employees and possessions during the stay.

10. Termination

  • D-Joliba Properties reserves the right to terminate the booking without refund if the Client or its occupants breach any of the terms outlined in this agreement.

11. Additional Charges and Penalties

The following penalties apply in the event of breach of property conduct rules:

  • Smoking inside the property: £200
  • Dirty dishes left at check-out: £50
  • Furniture not returned to original position: £100
  • Carpet cleaning (if required due to stains, odours, or neglect): £180
  • A nightly charge of £300 will be applied for each unregistered guest staying at the property overnight.
  • Excessive littering resulting in extra cleaning: £50 (in addition to the standard check-out cleaning fee)
  • The cost of any damage, breakages, or careless treatment of the property will be billed to the client.

Early check-in may be arranged upon request and subject to availability, with charges agreed in advance. 

Late check-out after 3:00 PM will be charged at £70 per hour, unless otherwise agreed in writing.

These charges will be deducted from the security deposit, or invoiced separately if the deposit does not cover the full amount.
