Guest Conduct and House Rules

By confirming your booking, you agree to comply with the following terms and conditions during your stay at any property managed or owned by D-Joliba Properties. These terms are designed to ensure the comfort, safety, and enjoyment of all guests while protecting our properties, neighbours and communities.

Booking and Payment

Full payment is required at the time of booking via our platform. Guests must be at least 21 years old to make a reservation. A booking is only confirmed once payment has been received and accepted by D-Joliba Properties. 

A valid government-issued ID may also be requested prior to check-in for verification purposes.

Check-In and Check-Out

Standard check-in time is from 3:00 PM onwards. 

Guests must check out by 11:00 AM on the day of departure unless otherwise agreed in writing with D-Joliba Properties. Late check-out without prior approval will incur a charge of £70 per hour after 3:00 PM. Early check-in may be available on request, subject to availability and an agreed fee.

Guest Conduct and House Rules

Guests are expected to treat the property with care and respect at all times. Smoking, vaping, and the use of candles are strictly prohibited inside the property. Any breach of this rule will result in a penalty charge of £300, which may be deducted from the security deposit or claimed via our Resolution Centre.

  • Unregistered overnight guests are strictly prohibited. A penalty of £300 per night will be charged for each unregistered guest who stays overnight. 
  • Parties, events and gatherings are strictly prohibited. If a party or any unauthorised gathering is held at the property, D-Joliba Properties reserves the right to immediately remove all guests from the premises without notice. In such cases, no refunds will be provided, and the full amount for the booking will remain payable regardless of how many nights have been used. A penalty of £1,000 will be applied. 

To maintain a peaceful environment for all, quiet hours are in effect from 10:00 PM to 8:00 AM. Guests must respect neighbours and keep noise levels low during these hours, both inside the property and in communal or outdoor areas.

All keys must be returned at check-out. Lost, stolen, or unreturned keys will result in a £150 replacement fee, which includes the cost of changing locks and administrative handling.

Cleaning and Damages

A standard cleaning service is charged as part of your booking. However, additional charges will apply for the following:

  • Leaving dirty dishes: £50
  • Failure to return furniture to its original position: £100
  • Excessive littering or mess: £100 (in addition to the standard cleaning fee)
  • Carpet stains requiring professional cleaning: £150

Guests are required to report any damage, faults, or issues as soon as they occur. Any damage caused by the guest or their visitors will be charged and either deducted from the deposit or processed through Airbnb’s Resolution Centre.

Use of Property

The property is offered for short-term holiday accommodation only and must not be used as a business premises or long-term residence. Subletting, transferring, or sharing the booking with any third party is not permitted without written consent from the host. Pets are not allowed unless explicitly stated in the listing and agreed upon in advance.

Utilities and Internet

The cost of water, gas, electricity, and internet is included in the booking fee. Guests are expected to use these utilities responsibly. Overuse or negligent use may result in additional charges.

Security and Access

To ensure safety and security, CCTV may be in operation in external communal areas. There are no cameras inside the property. The host or an authorised representative may access the property with reasonable notice to carry out inspections, maintenance, or in the event of an emergency. 

Cancellations and Refunds

The cancellation policy stated on the listing at the time of booking will apply. Refunds will not be granted for early check-outs unless there is a serious issue with the property that cannot be resolved in a reasonable timeframe. 

Serious issues may include (but are not limited to):

  • A complete loss of heating during cold weather lasting more than 12 hours
  • A total lack of hot water lasting more than 24 hours
  • Major plumbing issues resulting in flooding or loss of water supply
  • Electrical failure affecting all lighting or power sockets for more than 12 hours
  • Any unsafe or hazardous condition that poses a genuine risk to guest safety
  • Inability to secure the property due to a broken door, window, or lock
  • Significant rodent or pest infestation within the property
  • Structural damage that makes all or part of the property unfit for use

Liability and Insurance

Guests stay at their own risk. D-Joliba Properties is not liable for any loss, theft, damage to personal belongings, or injury incurred during the stay unless due to proven negligence on the part of the host. Guests are advised to take out appropriate travel insurance to cover unexpected cancellations, personal belongings, and incidents during their stay.
